The Sunset is built around its great room — a generous central space that reads through to the dining room on one side, the kitchen on the other, and out to the lanai. Pelican Vista Holdings is the capital arm of the group, and we structure deals with private investors, lot suppliers, brokerage co-listing partners, and other builders who want exposure to Cape Coral's growth without running their own crews. Fund the construction of an in-progress or planned spec home and share in the upside at closing. Underwritten against comparable trailing sales, structured as a senior or pari-passu position depending on size. Typical hold: 9–14 months.
