Every plan we draw earns its keep. These two are the ones we keep coming back to — open-concept living, coffered great rooms, generous lanais with outdoor kitchens, and primary suites that read more like resort retreats than back bedrooms.
A wide single-story plan that opens through a coffered great room out to a covered lanai, complete with full outdoor kitchen. The Sunset is built around its great room — a generous central space that reads through to the dining room on one side, the kitchen on the other, and out to the lanai. Pelican Vista Holdings is the capital arm of the group, and we structure deals with private investors, lot suppliers, brokerage co-listing partners, and other builders who want exposure to Cape Coral's growth without running their own crews. Fund the construction of an in-progress or planned spec home and share in the upside at closing. Underwritten against comparable trailing sales, structured as a senior or pari-passu position depending on size. Typical hold: 9–14 months.
Already own a Cape Coral lot you'd rather not develop yourself? We'll contribute the build in exchange for an equity stake, or buy outright with a delayed close so your basis carries less risk. Gulf access and dry lots both considered.
If you build elsewhere in Florida and want to enter Cape Coral without setting up local crews, we license our plans, project-manage on the ground, and split margin. Same applies to specialty trades looking for steady volume across the cohort.

For larger commitments we'll structure pooled vehicles across a cohort of homes — typically 6–12 residences delivered over 18 months. Reporting, projected IRRs, and underwriting deck available under NDA.
